The development envisaged by the company is expected to deliver up to 4,000 new homes in the area and is estimated will result in a value creation of close to Ksh.40 billion providing a significant boost to the local economy. The transformative nature of the project is such that the impact on job creation and wage improvement for what is currently a rural economy will be significant. Construction activity commenced in August 2009 and is expected to take 7 years to complete.
The entirety of the project will see three estates developed on about 1,700 acres. The first phase of the project is the development of a 960 home estate, Thika Greens Country Homes, in which residential plots are offered to the public at an affordable price. The plots will be serviced and all housing construction will be under a controlled development plan. Leading local architects have provided approved architectural designs for prospective homeowners to fit most budgets. The estate will be secured by perimeter fencing and accessed from one gate. The community will find conveniently located amenities like a school, a shopping centre and communal facilities.
The second estate, Thika Greens Golf Estate, will offer 800 residential plots set in a landscaped environment in which the central feature will be an 18 hole championship golf course. The estate is targeted at more affluent households but will also offer 300 apartments in which a more affordable entry point into the estate will be available. Other features of the estate will include a retirement village in which older couples can enjoy their sunset years in tranquillity. Also included are 2 hotels, a mall and an office park. This development is expected to draw a lot of interest given the unique lifestyle environment it promises.
The third estate will deliver about 1,500 homes in a landscaped setting that is designed to bring out the natural features of the property to result in a secure community lifestyle estate. The project concepts are currently at an early stage of development.
